The main communities are Old Encinitas which is home to a mixture of business and residential homes due to the proximity of Highway 1. Old Encinitas is also where the world-famous surf spot, swamis is located. New Encinitas, as the name suggests, is a new part of Encinitas. New Encinitas offers great shopping, golf courses, and newer large tract homes. To the east, you’ll find Olivenhain which offers a much more rural and open feel. Homes located within Olivenhain are often equestrian properties with allowing for animals like horses, chickens, etc. Most of this area is full of single-family homes with larger lot sizes. In the northwest part of the city sits Leucadia which is home to Beacons and Grandview beach, also awesome surf spots. Lastly, to the south is Cardiff-by-the-sea which is the southernmost part of Encinitas. All the streets in Cardiff-by-the-sea are named after British cities and classical composers. All together Encinitas offers a well-rounded tight-knit city feel that has kept ahold of the welcoming California vibe.
The schools are also top-nauch in the Encinitas school district. Flora Vista Elementary is one of the top-rated elementary schools. There are also no shortages of after-school programs for kids to participate in such as the Junior Lifeguards.
